Waynesville, Maggie Valley and Junaluska area Home value according to the Haywood County Property Tax Department have appreciated an average of six percent. However, my experience tells me Waynesville Home prices are picking up speed much faster than Haywood Counties assessment for 2017. The average price home combining Waynesville, Maggie Valley and Clyde area has been south of $170,000 however over the last 6 months the average home sold according to our Haywood County MLS is $215,735 compared to the national average of $235,000.
According to the National Association of REALTORS®’ latest quarterly report reveals of the 150 markets NAR has tracked since 2005, 52% now have a median sales price that is at or above its previous all-time high. Waynesville home market has been slow when following other market like Asheville soaring home prices but know Asheville home buyers are buying Waynesville homes because of a better buying power depleting Haywood Counties homes for sale.
Waynesville inventories of homes for sale remain tight. Depressed new and existing inventory conditions could lead home prices in my opinion double digit appreciation, which has pushed home values to record highs in Waynesville, Maggie Valley and surrounding areas.
I believe we will see an increase in new home construction that will also deplete the vacant lot inventor by midyear trying to keep up with Buyer demands.
