What do Buyers do to Kill the Deal? Over the years I have had few deals not go to the closing table but today there are so many factors that come into play. For example because many home Sellers are strapped with a high monthly payments and their income has shrunk they may not have been able to keep up with repairs and things that normally they would have been done so the inspection may have a long list. Mortgage companies are more difficult and the Buyer may not qualify. So here are some thoughts for Buyers to help negotiate the best deal possible.
Down talkers are home buyers who think they’re going to negotiate the list price down by down talking the home, telling the sellers how little it is really worth, how the house across the street sold for less. These kinds of statements tell the Seller that they do not want to sell the home to them or at a high price because they do not like the Buyer.
Not being Pre-Qualified with a Lender is not the way to go. I always before making an offer or often times before showing property have the prospective Buyers sit down with a lender to make sure they can get a loan. When a seller signs a buyer’s offer, most often the seller agrees to effectively pull the home off the market, forgoing other buyers who might be interested and then having it fall apart because the Buyer could not get a mortgage.
